I'm currently selling my townhouse in NJ. I have a couple of friends
who have sold their homes by owner over the winter, both of the have
done so by paying 1 1/2 - 2% commissions to RE Agents who brought them
qualified buyers.
My house was under contract for a month until everything fell apart. I
put it back on the market few days ago and of course getting tons of
calls from RE Agents. None of them are willing to just receive buying
agents commision, they are ONLY interested in me listing with them,
which I'm not ready to do yet. I have had multiple offers before and I
choose the best buyer, but he pulled out due to unforseeable
circumstances.
Why are the agents so against just getting a buyers commision? Wouldn't
it be the same if they sold a house listed by someone else?

I don't think it's that they are against getting a buyer's commision.
What they want to do is list your property so that they will then get a
commission when it eventually sells. That is far more likely to result
in the agent getting paid than if they bring over a couple of clients
who might happen to buy your house. They are using the client they
happen to have at the moment as a lever to get you to list with them.

I understand that - but once I've told them that I am NOT interested in
listing, isn't 2.5% better then nothing?

Yes, if they really had a buyer who was a good match and likely to buy
your condo. On the other hand, many of them are likely trying to get
you to list with them by bringing by anyone who they could use to get
you to list, whether they are a really good fit or not.
I sold my condo here in NJ about 10 years ago, when the market sucked.
It had bottomed out, but was barely on the way back up. Took me
about 3 months, but I got the highest price that a unit had sold for in
the past 5 years. I did have a couple realtors that called and I
agreed to work with them as you suggested. Their clients didn;t buy
though, I sold it direct. Yipeee!

Lucky you... It's hard work - I have a newfound respect for RE Agents,
but not enough to pay $25K in commisions :)
