I was wondering how square footage is normally figured for a house ?
If my house is 57 f eet by 45 feet is the sq footage 2565 ?
And if 3/4 of my basement is drywalled and heated is that added on ?
Thanks

IIRC, all the houses at which I looked in W. Michigan quoted the
"Finished, above ground" area; and this was the sum of the areas of the
individual rooms, not the overall area of the structure measured around
the outside. But I suppose it's possible that custom or law varies from
place to place.

I don't believe you. Of course I have not bought real estate in your
area, however that is NOT the way the national ANSI standard works,
and it is NOT the way the national lenders' standards used by
appraisers (I used to be one) work.
It is basically exterior heated perimeter above grade but as usual the
devil is in the details. There are rules on how to handle stairs for
example.
As for the OP, finished basement is NOT added to the main sq ft but
valued and considered as so much finished basement. A 2,000 s.f.
house with half the basement finished is just that, it is NOT now a
3,000 s.f. house.

Well there is *my* square footage. I count anywhere I can stand up and put a
box for storage, etc. So I bought a house for a 1,300 sq. ft. price, yet
have 1,800 sq. ft. of space total. What gets me is they don't count some
space, but I sure do. I'd rather buy a house with "uncounted" storage space
than one without the space!
Then there is the *official* real estate sale square footage...

So, a 3 story house will have the same square footage as a 1 story
house?
