need advice....help!

 I need to sell my house (Spring TX) within the next month FOR SURE!
What do I need to do? The problem(s) is/are: (1) I have almost no
equity in the house  (2) I have nearly no cash either so I can't
afford to lose more than a couple of grand!!
Am I in an impossible situation????
Any advice would help!! Personally, I think my house would be a good
investment for somebody with cash considering the good condition my
house is in. If only I had a few extra months I could've sold it
myself........

Look, into a Lease/Option to Purchase.  You find someone who wants to
buy but lacks the down.
