I was offered to build a new home from a developer who is not very
large in my area for 350,000 while similar house in that area from big
builders are around 400,000+.

I still have doubt about signing the purchase agreement becaause of
that.
Can you tell me if there is anyway I can get in to trouble and loose
my whole life.

    Size doesn't matter; quality does.  One of the biggest home
builders is KB; I wouldn't live  any of their homes even if it were
free.

    Will the builder build a sound building from good materials?
Does the house plan suit you?  Is the plan or colors and materials
that will be use too outlandish for the neighborhood?  Are the school
in the area good?  How far are you from shopping and major commute
routes? Are there are possible future changes in zoning close by that
would affect resale value?

    All of these are more important that the size or name of your
builder.

    Sinkholes--don't build in an active sinkhole area.  You
definitely can lose your whole life in a sinkhole.
