I was talking to my friend Christie last week.  She told me a horror
story about how her landlord locked her out of her apartment and was
just about ready to auction off all of her belongings before she could
pay her rent money.  She was only a week late, but she almost lost
everything.  I told her about this:

Now she knows a little more, and tells me she's going to move out and
find a better landlord.

I don't know of any landlord who would do this, especially if its only a
week late. There is always two sides to a story. Was there an eviction
notice served? Landlord always welcome rent even its an occasional late
payment. There must be some bad blood between Christie and the landlord.

How could you find a better landlord? Is there a ratings list to check up on
landlords like you could with contractors? How would Christie know if the
next landlord won't lock her out and auction off of her belongings if she
doesn't pay rent? Maybe in her state its within the rights of the landlord.

In any case, many tenants don't tell landlord anything like moving extra
roommates in, lie about smoking and pets, painting the unit with funky
colors, removing walls and structures, kitchen fires, flooding in the
bathrooms or wild parties and drugs. As tenant you have no idea how much it
cost the landlord to evict you and have the apartment vacant for weeks or
even months, dependent on the repairs. Not easy to find another apartment if
your credit is ruined, your wages garnished and no reference from the
previous landlord.

If you have problem paying rent on time, let the landlord know and work
something out. A few years ago I had a wonderful long term tenant who
couldn't pay rent. He had a heart attack and lost his job. I would have
worked something out until he get back on his feet but he decided to move to
an area where he had family. Sad to see him go, wish I had more tenants like
him.
