I want to live mortgage free. I have to sell my current house because
I cant afford its heat bills or the repairs it needs, and when I do
I'll walk away with roughly 80-100,000 dollars. Thats all I've got. I
don't need much, but I do need something bigger than a shoe, with
water/septic/electric, and I'm an unmotivated builder. Land costs
10,000 an acre, with a 5 acre minimum where I live. Thats 50K, for the
mathematically challenged. Septics cost 12,000- 15,000. Wells cost a
few K. Driveways cost a few K. I cant afford solar. So I've already
used up 70-87% of my money before I even touch a house. I'll be lucky
to build a lean to with whats left. Whats the solution, oh wise
frugalmeisters?

Obviously find much cheaper land, dont piss anything like that much money
against the wall on septics. Then you have plenty left to build a house with.
Not a shred of rocket science whatever required.

What we did in expensive California , is buy damaged property. An "of no
value" older mobile on land next to a chicken farm with the property
line in dispute. hence we got a quarter acre with city water, septic,
sidewalks and a nice redwood garage all for $100K. We put $50K down and
the owner carried the rest. It is now paid off in under 3 years.
And we fixed up the mobile.... sawed off the hitch. Covered it all in
cedar shingles. Looks great! And faces South for future solar.

Even more frugal - join a "commune" or monastery and invest your
cash. This way you avoid the forgotten second mortgage of property
taxes! Or, if you're really committed to living in a house, become a
pastor and live tax-free in the pastor's house.

Easy. Move to a cheaper part of the country and buy an existing
house, perhaps even one that has gone through foreclosure.
